Receiving an offer

When an offer is received, we will notify you immediately. If there are any terms within the offer, you will be made fully aware of them, whilst we check the buyer’s ability to go forward with the offer before you make the decision whether to accept. Due diligence is important at this stage. We will make sure that your buyer has the ability to proceed before you incur any costs.



Offer Accepted

Once the offer has been accepted, we will prepare a memorandum of sale and confirm the agreed price and terms of the sale in writing to all parties. 

A draft contract will then be sent out from your solicitor to the buyer’s solicitor, along with information regarding your leasehold or freehold so that they can carry out some preliminary enquiries. 

We will accompany the buyers’ surveyor to your property and deal with any questions that arise.

Exchange of contracts and the date of proposed completion will also be agreeable at this stage of the process and you will be assisted every step of the way by our experienced Sales Progressor.



Contract exchange

This is when the sale becomes legally binding and occurs once certain elements are agreed and confirmed and your solicitor has responded to all of the buyers’ questions.

Once both parties have signed the contract, the deposit will be paid by the buyer. The deposit is usually 10% of the purchase price. A completion date is then agreed mutually.




The remaining monies are paid from the buyer’s solicitor to your solicitor’s account on moving day, thus completing the deal.

Once your solicitor confirms that the money has cleared into your account, we will release the keys. Don’t worry about cleaning your property – we will arrange for it to be professionally cleaned on your behalf, free of charge.
